Access Statement

We aim to cater for the needs of all our guests in our home-based 3 bedroom bed and breakfast. The following statment is a summary of our provision. If you have

any specific questions please feel free to call us and we will endeavour to help.

Pre Arrival

There is a bus stop across the road from the guesthouse buses pass through the town every 2 hours during the day.

The nearest train station at Northallerton is 40 minutes away by car.There is a local taxi service that has accessible taxis.

Arrival and Car Parking Facilities

On arrival at the property cars can be parked in front of the guesthouse or in the car park at the rear through the narrow archway. There are no marked parking bays but there is ample room on the large paved area.

We can assist guests with their luggage

The town square is a couple of minutes walk away.

Main Entrance, Public areas and Reception

There are no steps leading into the guesthouse and the main hallway is carpeted with seating available. The entrance to the property is 90cm wide.

Both the guest lounge and the dining room lead off the hallway. The guest lounge is carpted whilst the dining room has wooden flooring all furniture can be moved if requested. Both doorways are 90 cm wide. All bedrooms are ensuite there are no public wc's.

Background music is not played anywhere in the guesthouse.

There is a small well supplied covenince store a short walk away, daily papers can be ordered at your request.

Bedrooms

Access to the guest bedrooms is via a large Georgian staircase the lowest bedroom is on the first floor up 12 steps. Room 2 is a large ensuite double bedroom with kingsize bed. Room 3 (up a further 3 steps) is a large family room with a king size bed and a single bed in an adjoining area accessed through an archway, next to this is the bathtroom with bath and overhead shower . Room 4 is up a further 10 steps, it is a large room with ensuite shower, the room has 2 double beds in and can therefore be booked as a double, family or twin room. All rooms have short pile carpets, 15" tv's with remote control and seating for 2 people.

Bathrooms

Rooms 2 & 4 both have ensuite shower rooms the step up to the shower is 15cm high

Room 3 has an ensuite bathroom with a bath height of 52cm

The basins have a clear underspace and are 83cm high

The toilets are 40cm high

Gardens

The Garden is at the rear of the property there is a large parking area attached to a paved patio area with seating for 8 people, down 2 stone steps there is a small lawned area with flower border to the right and to the left a small lawned area with swing and slide for children to play on.
